    Tip: Always check if the project has a 'RERA Registration Number' before paying a single rupee.

    • Right to Information: Builder must share the sanctioned plan and schedule.
    • Delayed Possession: If the builder is late, you can withdraw and get a FULL REFUND with interest.
    • No Changes: Builder cannot change the flat's layout without the consent of 2/3rd of the buyers.

    Law/Section: Section 2(k) of RERA Act

    You pay for the area you actually live in, not the thickness of walls or common stairs.

    Fact: Carpet area is the net usable floor area of an apartment, excluding the area covered by the external walls.

    • Builders MUST quote the 'Carpet Area' in the agreement.
    • Super Built-up Area (including lobbies/lifts) cannot be the basis for the flat's price.
    • If the final area is smaller than promised, the builder must refund the difference.
